The state's new Homeowner Assistance Fund (ILHAF) is now open and accepting applications! 

Applications for assistance will be open from Monday, April 11 through Tuesday, May 31.

If you have already started working on an ILHAF application with a HUD approved housing counseling agency please contact the agency directly to ensure your application is submitted.

The pandemic has brought on unprecedented challenges for everyone. If you're a homeowner who has fallen behind on your mortgage payments or property taxes due to financial difficulties brought on by the pandemic, the state's new Homeowner Assistance Fund (ILHAF) may be able to help you catch up on your payments and remain in your home.

Eligibility Requirements

Homeowners who meet the following eligibility requirements may qualify for assistance through the ILHAF program: 

  • Own and occupy their property as their primary residence

  • Be at least 30 days late on their mortgage or property tax payments

  • Experienced a financial hardship directly related to COVID-19 that began, continued, or worsened after January 21, 2020

  • Have a household income that is less than 150% of the Area Median Income

What does ILHAF cover?

Eligible homeowners can receive up to $30,000 to help pay for delinquent mortgage payments, delinquent property taxes, mortgage reinstatement and other housing-related costs related to a period of forbearance caused by the pandemic.

What is the first step to apply?

As part of the program, homeowners must complete a counseling session with a HUD approved housing counseling agency. Here on the Northwest Side, we are lucky to have two agencies who can provide this counseling: the Northwest Center and Spanish Coalition for Housing.

To schedule an ILHAF counseling and intake appointment with the Northwest Center, homeowners should call the agency’s main office at 773-283-3888.

To schedule an ILHAF counseling and intake appointment with the Spanish Coalition for Housing, homeowners should click on the button below to complete an intake form. After filling out the intake form, homeowners will receive a call from the agency within 48 hours to schedule their counseling appointment.
